Property management is the operation, control of (usually on behalf of an owner), and oversight of commercial, industrial or residential real estate as used in its most broad terms.


Management indicates a need to be cared for, monitored and accountability given for its usable life and condition. One important role of a "Property Management" is that of liaison between the Owner of record and the actual tenant/leasee tenant, providing a buffer for those owners who are desiring to distance themselves from their tenant constituency. Duties of property management generally will include a minimum of these basic primary tasks: A. The full and proper screening/testing of an applicant's credit, criminal history, rental history and ability to pay. B. Lease contracting/accepting rent using legal documents approved for the area in which the property is located. C. Mitigation and remediation regarding any maintenance issues, generally within a budget.

 LEASING EXPERTISE

 When requested by owners, we provide expert leasing services. We specialize in property and asset management of the furnished and unfurnished single unit rentals, town homes complexes, multi-unit houses and vacation properties. ESSENTIAL REAL ESTATE SERVICES professionals know the rental market, what comparable properties are leasing for, and what potential tenants are willing to pay for a leased space given a specific properties amenities and location, lease term, size, etc. Rental prices tend to increase greatly in the summer season and tend to go down during the autumn/winter season which runs from October to Easter.

 We have the marketing expertise and industry relationships to reach potential tenants and the experience and resources to enable our client’s properties to maintain above market occupancy levels. We maintain a strong ties with national and international tenants. Showings are promptly scheduled, and conducted daily, seven days a week. With every application, prospective tenants are SCREENED thoroughly.

We also have the experience, if requested by the owner, to handle the entire leasing process, inclusive of initial site visits, Request for Proposal, Letter of Intent, Lease negotiations, Credit checks on potential tenants, lease drafting including a customized Addendum for each property, and lease execution.

 We always respond quickly and professionally to all requests from potential tenants and pride ourselves on our ability to convert initial property visits by prospective tenants into executed leases. All of our fees are "performance based". If we don't lease the property, you don't pay our leasing fee.  PROPERTY MAINTENANCE

 We make arrangements with specialized trades for maintenance and repairs that cannot be handled by regular property maintenance staff. After soliciting competitive bids from multiple contractors and receiving owner approval, we award maintenance and repair contracts for the property. As part of the property maintenance process, we negotiate contracts for heating and air conditioning maintenance and repair, elevator, janitorial, lighting, plumbing, security, electrical and telecommunications maintenance, grounds maintenance, trash removal, and other property management services.

 We believe in a team approach to achieve the highest level of service to you. We also closely monitor the performance of engaged contractors and investigate and resolves tenant complaints. We handle and coordinate tenant improvements as well as routine repairs and emergency repairs, so that you do not have to. We have the experience and expertise to avoid unnecessary repairs which saves our clients money.
